GAUGHAN PROPOSAL FOR KENZIE TERRACE REDEVELOPMENT <br /> PROJECT <br /> The attached plans relate to the proposal from P. J. Gaughan for <br /> the Kenzie Terrace Project. <br /> Previous proposals for this phase of the project have included: <br /> *300 units of market rate condos in 5 and 8 story buildings <br /> ( Arkell , 1983 ) <br /> *300 units of senior rental with some retail space <br /> ( Arkell, fall, 1985 ) <br /> *300 units of market rate rental ( request withdrawn by <br /> Arkell, fall , 1986 ) <br /> • *300 units of senior rental without retail space (Arkell, <br /> fall, 1986 ) <br /> *205 units in two buildings ( 102 senior rental and 103 <br /> market rate ) ( P. J. Gaughan Companies, fall, 1987 ) <br /> As shown in the attached notice, this proposal contains two <br /> buildings, three stories each, underground parking, brick <br /> exterior (except balconies ) , sloped rather than flat roofs. It <br /> represents months of negotiations and study in which Arkell was <br /> released as developer and P. J. Gaughan Co. was the successful <br /> new developer. <br /> A P.U.D. allows deviations from the regulations of the Zoning <br /> Ordinance as part of an overall plan. <br /> In this P.U.D. approval, variance from the zoning regulations are <br /> necessary for height ( 42 feet, where 35 feet are allowed) ; and <br /> a variance for density is .needed because this site has about 7 . 35 <br /> acres . The Zoning Ordinance allows 24 units per acre and this <br /> proposal is for 28 units per acre. <br /> This is contrasted with the -Kenzington .at 75 units/acre and -the <br /> Walker on Kenzie project at 35 . 43 units/acre . . The previously <br /> approved Arkell proposal of 300 units would have been over 43 <br /> • units per acre. <br /> As you can see, this project does not require any large variances <br /> from our normal zoning provisions and appears to be a good <br /> compromise for a very difficult site. <br /> DMC:cjk <br />
