• Section 1625 - R-3 TOWNHOUSE DISTRICT <br /> 1625.01 Purpose. The purpose of the R-3 District is to provide areas (a) where the natural <br /> amenities such as trees, hills and bodies of water are preserved by encouraging <br /> development of medium density housing surrounded by common open space, (b) which <br /> may serve as a transitional use between less dense residential districts and other districts, <br /> and (c) which provide for alternatives to one and two family detached dwellings. <br /> 1625.02 Permitted Uses. Within an R-3 District only the following uses are permitted: <br /> (a) Uses permitted in the R-1, R-1A and R-2 Districts. <br /> (b) Townhouse buildings containing not less than three units nor more than <br /> eight units. <br /> 1625.03 Permitted Conditional Uses. Within an R-3 District, the following uses are <br /> permitted only if a conditional use permit has been issued by the City Council: <br /> (a) Uses permitted as conditional uses in the R-1, R-1A and R-2 Districts. <br /> (b) Nursing Homes. <br /> (c) Multiple dwellings with not more than four apartments. <br /> • 1625.04 Accessory Uses. Subject to the provisions of Section 1650, the following accessory <br /> uses are permitted in the R-3 District: <br /> (a) Accessory uses permitted in the R-1, R-1A and R-2 Districts. <br /> (b) Common area facilities including swimming pools and tennis courts, <br /> intended solely for the use and enjoyment of the residents and their guests. <br /> 1625.05 Dimensional Regulations. <br /> Subd. 1. Height. No dwelling may exceed 30 feet in height or contain more than <br /> two stories. <br /> Subd. 2. Area and Width. The land must contain at least 4,000 square feet per <br /> dwelling unit, with a total lot area of at least 15,000 square feet, and a lot width of at <br /> least 90 feet at the building setback line. <br /> • 16-17 <br />
