Subd. 3. Floor Area Ratio. The floor area ratio within the R-3 District may not <br /> • exceed 0.6. <br /> Subd. 4. Minimum Floor Area. <br /> (a) Efficiency units must contain at least 500 square feet on one floor. <br /> (b) One bedroom units must contain at least 650 square feet on one or two <br /> floors, not including any basement. <br /> (c) Two bedroom units must contain at least 800 square feet on one or two <br /> floors, not including any basement. <br /> (d) Units with more than two bedrooms must contain at least 800 square <br /> feet plus 125 square feet for each additional bedroom, not including <br /> any basement. <br /> Subd. 5. Front Yard. The front yard must have a depth equal to the greater of 30 <br /> feet or a distance equal to the average of the front yard depths of the two adjacent <br /> lots. <br /> Subd. 6. Side Yards. Dwellings must have two side yards the combined width of <br /> which is at least 25 feet, and each side yard must be at least 10 feet wide. Side yards <br /> adjacent to a street must be at least 30 feet wide. <br /> • Subd. 7. Rear Yards. The rear yard must have a depth equal to the greater of 25% of <br /> the depth of the entire lot or 30 feet. <br /> Subd. 8. Unit Width. The width of each dwelling unit must be at least 20 feet. <br /> Subd. 9. Lot Coverage. The lot coverage may not exceed 50%. <br /> Subd. 10. General Regulations. Property in the R-3 District is also subject to the <br /> provisions of Section 1650. <br /> Section 1630 - R-4 MULTIPLE FAMILY DISTRICT <br /> 1630.01 Purlose. The purpose of the R-4 District is to provide areas for housing other <br /> than one and two family dwellings and townhouses, and which may serve as a <br /> transitional use between less dense residential uses and nonresidential uses. <br /> • 16-18 <br />
