(c) Costs of procuring and maintaining insurance as provided in'Paragraph 7 <br /> hereof; <br /> (d) Costs of laundry and uniforms for personnel engaged at the Food Service; <br /> (e) Costs of Smallwares, minor equipment and replacements; <br /> (f) Costs of decorating; <br /> (g) Costs of repairs and maintenance; <br /> (h) All utility charges and expenses incurred in the operation of the Food Service, <br /> including without limitation charges for electricity, gas, fuel, water and sewer; <br /> (i) Fees and costs incurred for procurement and maintenance of licenses, permits <br /> and approvals; <br /> (k) Costs of advertising and marketing approved by Owner; and <br /> (1) Any sales, use, service, other similar taxes imposed upon Operator by <br /> governmental authorities for services rendered by Operator hereunder, or imposed <br /> or assessed for the use and operation of the Food Service. <br /> 6.02 Repair and Restoration of Premises. Owner shall, at Owner's expense, <br /> maintain and repair the physical condition and structural integrity of the Premises, <br /> including the heating, cooling and air ventilation systems for the Premises in good <br /> and operable condition for their intended use. Owner agrees that Operator shall <br /> have no obligation to undertake any such repair or maintenance. Notwithstanding <br /> the foregoing, Operator shall be solely responsible for rehabilitations, repairs or <br /> restorations necessitated by Ope'rator's negligence or willful misconduct. <br /> 6.04 Food Service Supplies. Subject to Subparagraph 5.03 hereof, Owner shall <br /> furnish Operator, without charge for the use thereof during the Term, fixtures, <br /> equipment and other items necessary for the operation of the Food Service, <br /> including, without limitation, furniture, service islands, kitchen equipment and <br /> utensils, Smallwares, cash registers and fire extinguishing equipment. <br /> 7. INSURANCE. <br /> 7.01 Required Insurance. In accordance with the Approved Budget, Operator, at <br /> the expense of Owner, shall procure and maintain insurance as follows: <br /> -8- <br />
