She <br /> 6 explained that with a PUD the developer is not required to have this amount of parking spaces <br /> 7 and stated that Mr. Brewer would speak to the Commission regarding the parking. <br /> 8 <br /> 9 Ms. Hall referenced the encroachment into the side yard setback noting that Autumn Woods <br /> 10 owns the adjacent property. She stated that all other required setbacks are met. She stated the <br /> 11 apartments on the first level would have an entry to the street and courtyard in addition to a <br /> 12 center hall that would access the underground parking area. She stated that the building exterior <br /> 13 would closely match the adjacent and existing Autumn Woods development adding that the <br /> 14 entire development would tie together well. <br /> 15 <br /> 16 Paul Brewer,President, LaNel Financial Group, stated that what they are proposing is in <br /> 17 response to City requests and explained that they intend to develop a 38-unit building that is a <br /> 18 break from the traditional three-story, corridor building. He noted that they also own the <br /> 19 adjacent-property, Autumn Woods Apartments,a combination senior and market rate property. <br /> 20 He provided the Commission with an overview of the plan noting that each of the first floor units <br /> 21 would have two entrances, one exterior exit and one that would provide entrance to the center <br /> 22 corridor. He stated that the development is an addition to the current Autumn Woods apartments <br /> 23 and the exterior materials would be integrated with the current building. He reviewed the <br /> 24 entrances and access points with the Commission noting that they were able to utilize the <br /> easterly entryway into the current Autumn Woods as an entry to the proposed addition.:. He <br /> 2u stated that they would be coming to the city with a re-plat subdivision request and explained that <br /> 27 they would have to re-plat the location to create a Lot 1 for the current property and a Lot 2 for <br /> 28 the new property. He reviewed the parking stalls with the Commission noting that the <br /> 29 underground garage currently shows storage cubicles. He explained that most of the storage <br /> 30 cubicles would be converted to parking stalls. He further explained that the property would be <br /> 31 an adult community adding that most would only require one stall. He stated that they do not <br /> 32 anticipate a need for two cars per unit and that the residents would also be able to utilize the <br /> 33 parking areas in the Autumn Woods I development. He explained that through their research <br /> 34 they have found that many seniors do not drive and therefore do not require more than one <br /> 35 parking stall. <br /> 36 <br /> 37 Commissioner Tillman asked what the parking ratio is for the existing building. Mr. Brewer <br /> 38 clarified that there is one parking stall for each apartment plus one extra for visitor parking. <br /> 39 Commissioner Tillman clarified that the existing Autumn Woods has one parking stall <br /> 40 underground and one exterior parking stall per unit. <br /> 41 <br /> 42 Vice Chair Stille asked how many parking spaces they would gain if they convert the storage <br /> 43 cubicles. Mr. Brewer clarified that they would probably gain four additional parking stalls. <br /> 44 <br /> 45 Vice Chair Stille asked if they would have separate parking easements.
