(Code 081169) <br /> 3.341.(3) Climate Control as Integral Function: When facilities for interior climate control <br /> (heating,cooling,and/or humidity control)are integral functions of structures, it <br /> shall be the responsibility of.the owner that such facilities are maintained and <br /> operated in a continuous manner and in accordance with the designed capacity of <br /> the installed equipment. During instances when the integral equipment is <br /> inoperative because of power or mechanical failure, alternative provisions for <br /> fresh air ventilation of every occupied portion of every building shall be the <br /> responsibility of the owner. <br /> 3.343 Structural Maintenance. <br /> 3.343(l) Structural Elements: Every owner of every building shall be responsible for the <br /> maintenance of all structural elements,including foundations,framework,floors, <br /> ceilings, exterior and interior walls, roofs, windows, doors, screens, stairways, <br /> porches, balconies, platforms, balustrades, and every appurtenance thereto. <br /> 3.343 (2) Reasonable Care: Every occupant of every building shall be responsible for the <br /> exercise of reasonable care in the cleaning and operation or use of all structural <br /> elements. <br /> 3.344 Interior Maintenance. <br /> 3.344 (1) Maintenance of Common Areas: Every owner of a building containing two or <br /> more occupancies shall be responsible for the maintenance of the common areas <br /> of the building and premises thereof. <br /> 3.344(2) Maintenance of Occupied Areas: Every occupant of a building or portion thereof <br /> shall be responsible for the custodial maintenance of that part or those parts of the <br /> building and premises that he occupies and controls. <br /> 3.344.
