O <br /> Affordable Housing Component <br /> 20% of the 261, or 52, apartment homes will be affordable to individuals at or below 50% of the Area <br /> Median Income (AMI)published by the Department of Housing and Urban Development(HUD). <br /> Detailed below is a chart published by HUD that describe the maximum income limit based on the <br /> household size and the maximum rent based upon the size of the apartment allowable for apartments <br /> restricted to 50% of the AMI. <br /> Household Size Income Limit <br /> 1 Person $26,850 <br /> 2 Person 30,700 <br /> 3 Person 34,500 <br /> 4 Person 38,350 <br /> 5 Person 41,400 <br /> Apartment Size Rent Limit <br /> Studio $671 <br /> 1 Bedroom 719 <br /> 2 Bedrooms 862 <br /> 3 Bedrooms 996 <br /> These affordable apartment homes will be in both the general occupancy and senior components. <br /> Building Shape and Placement <br /> The building proposed has a horizontal "S" shape layout arranged with the long dimension running in <br /> the east-west direction. The concept of this design is to architecturally and aesthetically engage the <br /> new"Central Park", which is a common element for the entire redevelopment, with this project's <br /> common plaza spaces(one of the"coves" of the S shape facing north)creating an even larger open <br /> park-like space. The other"cove"of the S (south facing) is used as an area for surface parking which, <br /> is essentially at the rear of railroad side of the building. <br /> There is a "drive-through" element at the south end of Apache Lane that will allow vehicular traffic to <br /> pass"through" the building at the 1st and 2"d levels to easily access the surface parking on the south <br /> side of the building. <br /> The entire building is a four-story structure with another level of underground heated parking. There is <br /> a one and a half level common area party room/leasing office which is located in the courtyard facing <br /> Central Park and is attached to the main housing building. <br /> Exterior Materials <br /> The exterior elevation of the four-story housing integrates the design appearance of the classic"row- <br /> house" theme, which is intended to embrace the overall "urban"feel of Silver Lake Village. Instead of <br /> traditional horizontal layering of different materials,the developer has elected to provide strong vertical <br /> elements on all surfaces, changing materials from brick(possibly two colors)on the projecting bay <br /> elements to colored, smooth"stucco-like" surface panels and other siding on the vertical recessed <br /> deck elements, again simulating the row-house look. All exterior materials are chosen to be <br /> complimentary to the surrounding new retail and condominium housing components. <br /> The primary roof will be sloping with architectural fiberglass/asphalt roof shingles. Pre-finished, <br /> colored, architectural metal roofing in standing seam fashion will be used to ornament the key focus <br /> points of the project including the club house, the top of the drive-through element and the north east <br /> end of the building which overlooks the central park. Window frames will be all white. <br />
