Signage criteria for the center tenants which will be used in <br /> 2 conjunction with the new sign band for the building which would allow <br /> •3 only individual lettering and has limits on the size and number of <br /> 4 signs. <br /> 5 The Council also accepts the Planning Commission recommendation that the <br /> 6 following conditions be imposed on the granting of this variance: <br /> 7 a. The temporary canvas lettering proposed to be put up when the sign <br /> 8 band is installed on the fascia sometime around April 1, 1989 to <br /> 9 identify those tenants who have not yet signed up for permanent <br /> 10 signage would be allowed to remain on the sign band only three months <br /> 11 after completion of the band. <br /> 12 b. All current signage on the building fascia including wall and <br /> 13 underhanging signs will have to be removed with the installation of <br /> 14 the new sign band. <br /> 15 c. All sign lighting except that on the pylon sign and the tenant <br /> 16 directory will have to be turned off at midnight. <br /> 17. d. The variance is valid for a period of 24 months from date of approval <br /> 18 after which time it becomes invalid if the project is not started. <br /> 19 In granting this variance the Council finds, as did the Planning <br /> 20 Commission, the following special circumstances support the variance <br /> 21 request: <br /> 402 1) The shopping center fronts on both Highway 88 and Kenzie Terrace, but <br /> 23 no identification of the center or its tenants is currently available <br /> 24 on Kenzie Terrace. <br /> 25 2) The center buildings have their backs on Kenzie Terrace, further <br /> 26 screening their visibility. <br /> 27 3 ) The 39.6 square foot directory when coupled with the 260 square foot <br /> .28 pylon sign is still less than the center would be allowed if there <br /> 29 were a pylon sign only. <br /> 30 4) No calls either for or against the variance were received by staff <br /> 31 prior to the hearing and there were no expressions of opposition <br /> 32 during the hearing. <br /> 33 5) The three conditions required be met have been met in this request. <br /> 34 The Council joins the Planning Commission in commending the owners for <br /> 35 making these long overdue improvements to the St. Anthony Shopping <br /> 36 Center. <br /> 37 Motion carried unanimously. <br /> • 7 <br />
