Mr. Nfichael Mornson
January 26, 1996
Page 2
Next,in keeping that last structural bay at the north end of the mall, a required emergency exit will not
be eliminated, and access to the mall from the west will remain available. This exit corridor also
provides access to public restrooms which are located on it as well as tenant spaces. Providing a zero
lot line for the north end of the proposed reconfigured mall, the unique central area roof and clear-story
windows can remain, as well as an existing emergency exit and mall entrance and access to public
restrooms. All of the above items provide for the reasonable use and accessibility of the current mall.
If granted, the variance will not alter the essential character of the locality, which will remain
commercial in character. Failure to grant the variance would cause undue hardship on the owner,
which are not solely economic in nature. As you can see, the circumstances causing the hardship relate
to the unique nature and character of an old and outdated shopping center mall that desperately needs
renovation and revitalization.
Sincerely,
KKE ARCHITECTS
Jack Amdal, AIA
Vice President
