Plans at this time are to remove eZerything from the most <br /> northerly end of the structure down to the South wall of the J.C. Penny store. Other lbts <br /> would be created on this large site; but they do not affect these two structures for <br /> purposes of these comments; <br /> The Super Value store will be constructed with 60 ft, of open area all around the structure <br /> and a fully automatic fire suppressions system in.order to qualify for the unlimited area <br /> options of the present Minnesota State.Buildf ng Code. Future plans are to expand the <br /> building by some over 12,000 sq. ft. and in n-a Southerly direction,thereby taking up this <br /> 60 ft. of open space. <br /> The present Mall building, after the demolition to the northerly portion will be requesting <br /> a variance for a zero lot Roo configuration on the North line. The balance of the building <br /> will have the required 60 A.:all around with theTfully automatic fire suppression system, <br /> No plans at this time have requested'an opening between the two parcels of land. <br /> We stated that the renovation of the present Mall should include a TWO-hour(2) area <br /> separation wall to be constructed on that.pottion of the northerly wall of the renovated <br /> Mall building, that is at right angles to the East west exterlor walls of the Super Value <br /> store, This wall need to include an exteAsion of a rimirumum of Five feet beybnd those <br /> points of termination of the southerlypordons of the east west walls of the Super Value <br /> store, at the northerly wall of the l 61. This wl needs to conform td the requirements of <br /> UBC Section 504.6., <br /> I have no problem with the request.for a variancc to,the zoning ordinance to create this <br /> zero lot line configuration, . <br />
