KKE
• Korsunsky Krank Erickson
Architects,Inc.
300 First Avenue North
Minneapolis, MN 5540 1
612/339-4200
FAX 342-9267
Memorandum
Project: SAV Liquor
St. Anthony Village,Minnesota
KKE No. 95-08-1179-25
To: Michael Mornson
From: Michael Knisely
Date: June 9, 1997
Subject: Bid Evaluation
Bidding Activity and Response
Bids were received and read aloud at 11:00 on Thursday, June 5 for the proposed Liquor Store at
• Apache Plaza. Judging from the response of bidders, KKE believes interest was extremely high
and competitive. Over 40 sets of Plans and Specifications were issued to plan rooms and bidding
general, mechanical, and electrical contractors. Out of 17 bidding general contractors, bids were
received from 11.
The lowest base bid amount was submitted by Lund-Martin Construction,Inc. of Minneapolis in
° the amount of $629,800. Alternate No.1 (reroofing of the Tires Plus store) was bid at just under
$40,000, Alternate bid no.2 (fascia improvements on all sides of the Tires Plus store) was bid at
$83,000.
Addendum No.2
During bidding, Addendum No.2 was issued to clarify the removal of an existing concrete slab
just north of the demising wall. The low bidder did not acknowledge receiving addendum No.2,
and it has been determined through KKE's investigation that the bidder did in fact not receive the
addendum due to a faximile error. The contractor has indicated that they would do the work for
the bid amount only because they wish not to lose the project. The value of the additional slab
removal is $2,500. If bids are evaluated based solely on the base bid amount, KKE recommends
the council allow this bidder to increase the amount of their base bid to include this work rather
than start off the project on an adversarial basis.
Architecture
Planning
Interior Desi'911
