Memorandum • <br /> Bid Evaluation - St. Anthony Village Liquor <br /> 6/10/97 <br /> Page 2 <br /> Electrical Service <br /> Electrical service to the existing building is not legal from the standpoint of current codes. What <br /> was viewed by the engineer and contractors as an existing main disconnect for the building was in <br /> fact a disconnect to mechanical equipment in the Tires Plus store, and the issue came to light only <br /> after reviewing the work with the utility company for final power coordination. Even though this <br /> occurred early in the bidding process, the issue was not finally addressed since it is one that could <br /> involve purchase of the store and not the construction of the Liquor store itself. The cost to <br /> upgrade the service is estimated by our engineer at between$8,000 and $9,000. Savings to the <br /> the Liquor Store could be reduced by locating a service transformer such that service to the Tire <br /> Store would result in a shorter feeder line. In addition, the service size'for the tire store could <br /> potentially be reduced from the current 300 Amps to 200 Amps saving additional money. <br /> Condition of Existing Roof <br /> Current codes require that roof structures be sloped at a certain rate or be designed to pond water <br /> if that slope is less than allowed by code. Calculations were run for the existing roof based on plan <br /> review comments that suggested this building may be required to conform to current codes and it <br /> was found the existing steel structure is currently overstressed with a ballasted roofing system. <br /> KKE has investigated current costs for a non-ballasted built-up roofing system and found costs • <br /> could be up to 25% more than the ballasted system specified.
