VanderHeyden, Assistant to the City Manager <br /> 2 TEM : SALVATION ARMY THRIFT STORE, 2500-38TH AVENUE N.E. <br /> SIGN VARIANCE REQUEST <br /> The Salvation Army Thrift Store has requested a variance from the Sign <br /> Ordinance of the City Code to allow two 7 feet X 3 feet (21 square feet <br /> each) signs to be located on the canopy on the building, in addition to <br /> the existing 50 foot X 3 foot wall sign. The store frontage is 140 <br /> feet. <br /> Section 430, Subdivision 8b of the Sign Code allows one wall sign, no <br /> larger than 150 square feet, per business. This request is for two <br /> additional signs, increasing the sign surface area by 42 square feet, <br /> bringing the total sign area to 192 square feet. <br /> Justification of special circumstances supporting the variance request <br /> by the applicant include: <br /> 1. With the 140 foot building front, the canopy signs identify where the <br /> entrance to the actual store is. <br /> 2. The size of the building and its large number of occupants and <br /> entrances makes it necessary for the Salvation Army Thrift Store to <br /> add this signage. <br /> The existing wall sign is at the maximum square footage of 150 feet. <br /> In addition, the business has only one frontage and is not located on <br /> a corner. (Previous consideration has been given for variances at <br /> corner businesses. ) <br /> The two canopy signs are probably more visible and effective than the <br /> existing wall signage. A compromise could be made by having the <br /> existing wall signage removed in exchange for the two canopy signs. <br /> No calls have been received regarding the variance, either for or <br /> against. <br /> • :cjk2.21.89 <br />
