Box 416 <br /> Forest Lake, MN 55025 <br /> (651)688-6342 <br /> (651) 688-3291 fax <br /> April 28, 1999 <br /> City of Roseville <br /> Thomas Pasehke,City Planner <br /> 2660 Civic Center Drive <br /> Roseville,MN 55113 <br /> Dear Mr. Pasehke, <br /> This letter accompanies an application for a Planned Unit Development for a parcel of <br /> land located between Old Highway 8 and Highway 88, south of County Road C2, in <br /> Roseville. <br /> This parcel is approximately 460 feet long on the south side,420 feet long on the north, <br /> and 125 feet wide. It is covered with asphalt surface,having been used as a parking area <br /> previously. The property is bordered by single family homes to the north and the <br /> Executive Manor condominiums to the south. Old Highway 8 provides the western <br /> border and vacant land;owned by Mendota Homes, Inc.,borders to the east. The present <br /> zoning of the property is 13-1, although the Roseville Corilprehensive Plan designates the <br /> parcel as high density residential. <br /> This parcel provides an interesting dilemma in that a small portion, on the west end, <br /> actually lies in the Village of St. Anthony in Hennepin County. The larger portion, to the <br /> east,lies in Roseville in Ramsey County. The area in St. Anthony was originally zoned <br /> for light industrial use. However, in anticipation of development,Mendota Homes,Inc. <br /> obtained a zoning change to R-4 in December of 1997. We understand that we'll be <br /> working with the City of Roseville and the Village of St. Anthony simultaneously to <br /> develop this parcel. <br /> Our development proposal involves construction of twelve, rambler-style townhomes <br /> with full basements,to be constructed in three clusters of four units. All townhomes will <br /> feature one or two bedrooms on the main level with the opportunity for more finished <br /> space in the lower level. The lower levels have daylight-style windows, creating an <br /> abundance of light and pleasant living spaces. In addition, all townhomes will feature <br /> low maintenance vinyl exteriors,bay windows, skylights,and double,attached garages. <br /> Parking for guests will be available in the driveways and along the main drive into the <br /> property as permitted by the City of Roseville. <br /> Prices will range from $140,000 to$170,000.
