BUILDING ST TURE <br /> Clearly , one of the most significant visual impacts on the <br /> Kenzie Terrace area as a whole will. be that made by new <br /> buildings . Because of this it is important that a design <br /> harmony and continuity be carried throughout the area by <br /> means of several major design elements as they pertain to <br /> building facades . Additionally , it is essential that new <br /> buildings relate well visually to existing structures as <br /> well as to other new buildings . The following design guide- <br /> lines meet the objectives of the city for the Kenzie Terrace <br /> area. <br /> e Primary Building Materials <br /> These should be consistent with thos presently used <br /> in the area. Generally, the characte should be that <br /> created by "warm" natural materials . These would in- <br /> clude deep-tone brick , stone , stucco , and wood in <br /> natural or "earthy" tones . In specific design circum- <br /> stances , specific types of concrete treatments which <br /> meet the warm natural tone criteria will be acceptable . <br /> e. Similar Facade Treatments <br /> The selected primary building material or materials <br /> should be carried through on all building facades . <br /> There will be few situations in the area where there <br /> will be a . building rear which does not visually impact <br /> either pedestrians , persons in autos , or adjacent res- <br /> idential property owners . It is important to the con- <br /> cept of visual unity and image that backs of stores <br /> not be allowed to develop into neglected areas . <br /> 20 <br />
