• Petition for Rezoning <br /> We are requesting that Lot 3, Block 1, Apache Terrace, 2nd Addition be rezoned from <br /> Industrial to Commercial. This would allow us to combine the vacant industrial parcel <br /> with the existing commercially zoned Amoco property and make our proposed retail use <br /> compatible with the zoning. Because of the small size_of the Amoco'property., our <br /> feeling is that the adjacent industrial.property will be needed for any proposed <br /> commercial development, and that commercial development is certainly the highest and <br /> best use for this location. <br /> Since the vast majority of the properties within 350 feet of ours are residential, we have <br /> included a list of these property owners rather than a drawing indicating their property <br /> locations. I hope you will find this acceptable. <br /> Petition for Sign Variance <br /> We are requesting that we be allowed to construct a single monument sign that is eight <br /> feet high and ten feet wide, and includes 50 square feet of copy surface on each side (100 <br /> square feet in total). We are also requesting that a two line electronic readerboard be <br /> allowed. <br /> Because our building is a stand-alone building, and therefore does not meet the strict <br /> definition of a shopping center, a Comprehensive Sign Plan is not required. At the same <br /> • time, our building size is typical of neighborhood.shopping centers or.strip malls. <br /> Because of this, I have included a Comprehensive Sign Plan with my application, and <br /> would ask that our building be treated as though it were a shopping center or strip mall. <br /> By viewing our building as a strip mall under 75,000 square feet in size,.the Planning <br /> Commission and City Council could consider our sign plan as a whole and approve a <br /> ground sign with an area of up to 150 square feet. <br /> Our Comprehensive Sign Plan is sensitive to the surroundings and in scale with the <br /> building as a whole. We have reduced the size of the wall signs on our building to cover <br /> unly about 5% of iue building, surface area, and limited the signs to two sides of the <br /> building. This is only one third of the 15% allowed by code. We feel that.a slightly <br /> larger ground sign(16 square feet per side), accompanied with dramatically reduced <br /> building signs is,a better solution than having three timesmore wall sign area coupled <br /> with a slightly smaller ground sign as would otherwise be allowed. I hope that the City <br /> Staff, Planning Commission and Council will use their discretion and agree with our <br /> intent to have a total sign plan that is in scale with our building and sensitive to the <br /> surrounding area. <br /> Further, we understand that flashing signs are not allowed. Since an electronic <br /> readerboard could have the physical ability to "flash",we would certainly agree to have <br /> our sign change its message at no more than five-minute intervals, or some other time <br /> period that is acceptable to the City. This condition could be written into our <br /> development agreement as a condition of approval. <br />
