City Council Regular Meeting Minutes <br /> July 12, 1994 <br /> Page 2 <br /> 1 indicated they had viewed the proposed spaces in the mall for the SAV Warehouse and <br /> 2 that the off-sale store would be located next to the proposed Knox Lumber retail store <br /> 3 and the on-sale would be next to the proposed CUB Food Store. Mornson gave some <br /> 4 of the details contained in the Letter of Intent, i.e., the City will lease 8,750 square feet <br /> 5 facing Silver Lake Road; it is a 10 year lease with a 5 year option to renew. He also <br /> 6 noted that approval of the Letter of Intent will lock up the location in the mall. <br /> 7 Mornson added that the City Attorney has reviewed the Letter of Intent and had two <br /> 8 changes, first, on page 1, under #4. Following "Years 11-15", replace the word <br /> 9 "negotiated" with "90% of the market rate" and add to the end of the sentence, "If the <br /> 10 parties cannot agree, rent will be determined by arbitration"; second, on page 2, under <br /> 11 Operating Expenses", delete "and Percentage Rent". Ranallo asked Cavanaugh if the <br /> 12 City would be allowed to sub-lease. Cavanaugh responded that the City can sub-lease, <br /> 13 with the approval of the C. G. Rein Company. <br /> 14 Motion by Marks, second by Enrooth to approve the Letter of Intent between the City <br /> 15 of St. Anthony and C. G. Rein Company regarding the relocation of the SAV Liquor <br /> 16 Warehouse into Apache Plaza Shopping Center with the changes suggested by the City <br /> 17 Attorney. • <br /> 18 Motion carried unanimously,. <br /> 19 V.
