Lot Size. According to the zoning map for the City, all of this property' <br /> appears to be in the R-1 District, which requires interior lots to have an area of at <br /> least 9,000 square feet, and which requires corner lots to have an area of at least <br /> 11,000 square feet . According to the survey by Kemper & Associates, Inc. dated April <br /> 2, 1995, all 5 lots are over 9,000 square feet, and Lot 3, which is at the corner of 29th <br /> Avenue N.E. and Highway 88, is 11,128 square feet. <br /> 2. Access. Lots 1, 2 and 3 have access to 29th Avenue N.E., and Lots 4 and <br /> 5 have access to Highway No. 88. <br /> 3. Fro_ntage. The required frontage in the R-1 District is 75 feet. All lots <br /> appear to have in excess of that amount. <br /> 4. Setbacks. The minimum front setback is 30 feet, and the minimum <br /> side setbacks must total 15 feet with a minimum of 5 feet on each side. The rear <br /> setback is the greater of 20% of the depth of the parcel or 25 feet. These are not <br /> clearly shown in all cases on the survey. The proposed locations of the houses <br /> appear to meet the setback requirements, but you should have verification of this. <br />
