DoESEY SC WHITNEY <br /> Planning Commission April 14, 1995 <br /> Page 2 <br /> 5. Sewer. Each parcel must have its own separate sewer connection. The <br /> Director of Public works should verify that each lot will have a separate connection. <br /> 6. Easements. Under Section 1500.05, Subd. 2, easements must be <br /> provided for utilities and drainage where necessary. The easements must be at least <br /> 10 feet wide for utilities and must have continuity of alignment with existing <br /> easements. This.means that the property should be platted with these easements <br /> being dedicated in the plat. The owner or surveyor should highlight these on the <br /> preliminary plat. <br /> The property is subject to an easement of record in favor of Minnesota Gas <br /> Company 10 feet in width. The legal description in the easement document of <br /> record appears to locate the easement approximately along the east and southeast lot <br /> lines of Lot 1. The survey, however, appears to show the easement along the west <br /> line of the entire plat. This should be cleared up on the plat. <br /> C7.) Tit e. We have been provided with an abstract of title as evidence of • <br /> title to this property. The abstract shows a deed to Mildred M. Verkins, but the legal <br /> description in the deed is different than the description on the survey. I have faxed <br /> the deed description to the surveyor and have asked him to try to determine what <br /> the problem is. <br /> 8. City Expenses.
