Planning Commission Representative. John Delmonico will be the Planning <br /> Commission Representative to the February 25, 1997 Council Meeting. <br /> 2. Public Hearing: Larry Beach, Townhouse Project for Verkins Addition. Larry <br /> Beach of Beach Construction applied to rezone, replat and requested a 12 foot <br /> backyard setback variance for his proposed project. The Planning Commission <br /> voted 2-3-1, rejecting his requests. Chris Makowske abstained from the discussion <br /> and voting based on the fact that his family owned property that ultimately was <br /> redeveloped into townhomes. Rosemary Franzese was absent. <br /> The Commissioners that voted against the project stated that they did not approve <br /> rezoning easily; they felt that the property was not marketed aggressively enough to <br /> • encourage the construction of single family homes; that other single family homes <br /> exist along Highway 88 and 29th; and they didn't believe that traffic and noise are <br /> good enough reasons why the lots have not sold. <br /> One resident who lives on 29th and Croft asked that the City make the property <br /> into a park or keep it as open space so that the skyline remains visible. Also she <br /> would like to see the City develop trails throughout the City. <br /> The Planning Commission asked that the City Council review other possible <br /> redevelopment options for the site. Some ideas they would like considered include: <br /> a. City acquiring the Verkins property and expanding Silver Point Park <br /> by removing the current parking area to the west of the Park and <br /> moving it to the Verkins property. Landscape around the new <br /> parking area, providing another park-like place. The softball field at <br /> Silver Point Park could then be redesigned to allow adult softball. <br /> b. City purchase property through HRA, demolish the two houses that <br /> currently exist and aid in the marketing efforts for single family <br /> homes. <br /> C. City purchase property to be used as a ponding area for storm water <br /> retention to alleviate the flooding problems of that part of the City. <br /> • <br />
