The purpose of this presentation is to determine if the development <br /> program (i.e. the type and density of uses) will achieve redevelopment objectives acceptable <br /> to.the City. It is important to emphasize that the options presented should not be considered <br /> in final form. If acceptable to the Council the concepts would be refined by Pratt—Ordway. <br /> The next steps would include the following: <br /> • The development program(s)will be placed in context of a site plan by Pratt-Ordway <br /> architect. <br /> • The draft site plan(s) would be reviewed by the Northwest Quadrant Task Force. <br /> is The feedback from the Task Force would be used to refine the site plan and develop <br /> supplemental materials for public presentations. This meeting is tentatively scheduled <br /> for Thursday, December 12, 2002 at 7:00pm. <br /> • The refined site plan would be presented to the public at an open house for additional <br /> feedback. The feedback would be used to further refine the site plan. This meeting <br /> tentatively scheduled for Thursday, January 16, 2003 at 7:00pm. <br /> • The final development plan and an outline of Development Agreement issues would <br /> be presented to the City Council for conceptual review. <br /> • If acceptable, a final development agreement would be prepared for consideration by <br /> the Council. This agreement would not grant any land use approvals. <br /> ❑ After approval of development agreement the land use approval process would be <br /> initiated. The Planning Commission would consider the proposed site plan in the <br /> same manner as other land use requests. <br /> ❑ It is likely that the development agreement will include the need to establish a new <br /> tax increment district. Establishing this district will permit, but not require, the City <br /> to provide assistance to the developer. <br /> The concepts presented by the developer at this time are still "work in progress".
