(1) -Since the existing property layout was "grandfathered in" under the <br /> current ordinance, our remodeling project would assume an undue <br /> financial hardship should we need to change the existing position of <br /> the garage so that it would be in strict compliance with the current <br /> ordinance by being a minimum of five feet from the property line. <br /> (2) The purpose of the proposed variance is to allow us to remodel our <br /> home to correct an extraordinary circumstance. To have adequate <br /> laundry facilities is a reasonable expectation of any home, and a <br /> home without such facilities is an extraordinary circumstance in <br /> today's real estate market. Indeed, we foresee that the remodeling <br /> of the home would add to its value, but that end is clearly not the <br /> exclusive objective of our project. Rather, it is simply an added <br /> incentive for undertaking the project -- we expect that it would be <br /> money well spent. • <br /> (3) Being that the house was built by a previous owner of the property <br /> in 1955, it was originally ,subject to the established ordinance of <br /> that time. The difficulty is created by the current ordinance since <br /> we would become subject to its provisions, should we add the laundry <br /> room, even though the particular position of the garage is not <br /> sought to be changed. In conjunction with the building permit which <br /> we shall seek to complete this remodeling, a variance granting that <br /> the garage could remain in its present location would relieve the <br /> difficulty. <br /> I <br /> i <br />
