" Although he would be opposed to a sign as <br /> large as the one proposed by the applicants, he was forced to <br /> acknowledge the City had already set the precedent for approving <br /> lighted monument signs in that area, which made it difficult to deny <br /> some sort of monument signage for the Burger King restaurant. The Chair <br /> said he could probably vote for a 6 X 6 sign. <br /> Commission Recomme dations <br /> Motion by Brownell, seconded by Werenicz to recommend the City Council <br /> grant a conditional use permit to the C. G. Rein Company to construct <br /> the f ree standing Burger King restaurant with a drive-up window <br /> proposed in the site plans presented at the August 16, 1988 Planning <br /> commission hearing with that permit made subject to the conditions in <br /> the City Zoning Ordinance for a "C" Commercial Zone and limited to the <br /> hours of operation contained in the City Code. The Commission <br /> recommends that the permit also be subject to modification of the site <br /> plans to provide southbound access into the drive-up land and to <br /> prevent immediate access onto the north service road to extend the <br /> existing island a minimum of 40 feet west without high landscaping, so <br /> visibility of cars exiting the drive through land would be provided for <br /> traffic on the service road. <br /> Motion carried unanimously. <br /> Motion by Werenicz, seconded by Madden to recommend the City Council <br /> grant the request from C. G. Rein Company for a variance from the sign <br /> regulations of the City Sign Ordinance to allow all the signage which <br /> had been requested with the exception of the monument sign adjacent to <br /> Silver Lake Road, which would be reduced to a 6 foot X 6 foot sign (72 <br /> square feet) which would bring the total signage for the three signs to <br /> 109.75 feet where the Ordinance would allow 150 square feet of signage <br /> for one sign on that building. The monument sign would be internally <br /> lit as indicated on the site plans for the building and could only be <br /> lit during the hours of operation established for recreational <br /> establishments. In recommending the variance be granted, the Planning <br /> Commission finds that the fact that the proposed building would be <br /> located- 450 feet from Silver Lake Road creates a unique circumstance <br /> which calls for identification by signage closer to the street. <br /> Before the vote was taken, Commissioner Hansen suggested that enlarging <br /> the signage on the building itself might provide adequate <br /> identification a street sign.
