PLANNING COMMISSION 2 <br /> MINUTES, October 16, 1990 <br /> 1 <br /> 2 VanderHeyden reported that a developer would do this type of analysis <br /> 3 usually before building. There is nothing standing vacant. <br /> 4 <br /> 5 Brownell asked if the townhomes are for owner occupancy, therefore being <br /> 6 homesteaded, or if they are going to be rental. <br /> 7 <br /> 8 The developer reported that they will be owner occupied. <br /> 9 <br /> 10 The application requires that a map be submitted showing the land proposed <br /> 11 to be rezoned and all lands within 350 feet of its boundaries. <br /> 12 <br /> 13 VanderHeyden said that there are two sides light industrial and two sides <br /> 14 residential. <br /> 15 <br /> -16 Chairman Madden questioned whether traffic on Foss Road has been studied <br /> 17 and indicated the traffic is already heavy on the 30 foot wide residential <br /> 18 street. <br /> 19 <br /> 20 Madden pointed out that the building on the west side of the site is using the <br /> 21 south side of their property as a junk yard, and he recommended the City <br /> 22 look into the matter. <br /> 23 <br /> 24 He suggested that there could be access from Chandler Drive as well as Foss <br /> 25 Road to help the traffic problem because Chandler is much wider. Madden <br /> 26 questioned whether rezoning guaranteed that townhomes would be on the <br /> 27 property. <br /> 28 <br /> 29 It was not determined which zoning provides the City with the greater <br /> 30 amount of revenue.when developed. <br /> 31 <br /> 32 VanderHeyden said that Harstad was in-the process of buying the property. <br /> 33 <br /> 34 Murphy discussed the question of the site development, considering the lot <br /> 35 area per unit.. <br /> 36 <br /> 37 Hansen said-that the number and size of units should wait for future <br /> 38 discussion after the rezoning. <br /> 39 <br /> 40 Faust questioned whether the two residential homes that are in light <br /> 41 industrial are owner occupied and if there is a plan to move them or rezone. <br /> 42 They could conceivably be resold and resold. <br /> 43 <br /> 44 Public hearing opened at 7:51. <br /> 45 <br />
