STAFF REPORT <br /> DATE: December 7, 1992 <br /> TO: Planning Commission <br /> FROM: David Mark Urbia, Management Assistant <br /> ITEM: CONCEPT REVIEW --'LOT SPLIT TO BUILD SINGLE FAMILY HOME <br /> BACKGROUND <br /> The applicant requests a concept review for a lot split in order to build a single family home. <br /> A letter from the applicant and a drawing has been provided. <br /> In order for the idea to be realized,.three variances and a zoning change would be required. <br /> The issues to consider are as follows: <br /> (1) The entire lot is zoned R-2. The area proposed to have the single family <br /> home built upon would need a zoning change to R-1. <br /> (2) The existing duplex in the R-2 zone, if the lot were to be split, would have a <br /> lot area of 8,500 square feet (85' X 100') and a width of 100 feet. Section <br /> 1620.05, Subd. 2, R-2. Dimensional Requirements, Area and Width requires <br /> a corner lot to have an area of at least 14,000 square feet and at least 100 feet <br /> in width at the building setback line. <br /> (3) The proposed single family lot has a lot area of 6,500 square feet and a width <br /> of 65 feet. Section 1615.05, Subd. 2, R-1, Dimensional Requirements, Area <br /> and Width requires an interior lot to have an area of at least 9,000 square feet <br /> and at least 75 feet in width at the building setback line. <br /> DISCUSSION <br /> Is there hardship for the three variances? If this were to be allowed, would an appropriate <br /> or inappropriate precedent be established? <br />
