Lot Size. This property is in the R-1 District, which requires interior <br /> lots to have an area of at least 9,000 square feet, and which requires corner lots to <br /> have an area of at least 11,000 square feet . Parcel A is 19,206 square feet, and Parcel B <br /> is 9,020 square feet. Section 1500.05, Subd. 4 (2)(b) requires 110 feet in average depth. <br /> 2. Access. Parcel B has access to 32nd Avenue N.E. The only access <br /> available to Parcel A is U.S. Highway No. 8. <br /> 3. Frontage. The required frontage in the R-1 District is 75 feet. Parcel A <br /> appears to have in excess of that amount. Parcel B has less than the required <br /> amount, but it is an existing platted frontage on a cul-de-sac. <br /> 4. Setbacks. The minimum front setback- is 30 feet, and the minimum <br /> side setbacks must total 15 feet with a minimum of.5 feet on each side. The rear <br /> setback is the greater of 20% of the depth of the parcel or 25 feet. These are not <br /> shown on the survey. Parcel A appears to have an existing garage which may not <br /> meet setback requirements. The required setbacks.should be shown.for both Parcels. <br /> The existing building on Parcel B is closer than 30 feet to the front lot line, but this <br /> would be permitted as an existing nonconforming use. <br />
