Each <br /> parcel must have its own separate sewer connection. <br /> 6. Easements. Under Section 1500.05, Subd. 2, easements must be <br /> provided for utilities and drainage where necessary. These must be at least 10 feet <br /> wide for utilities and must have continuity of alignment with existing easements. <br /> Unless there are existing easements meeting these requirements, this means that <br /> the property should either be platted with the easements being dedicated in the plat, <br /> or descriptions of the easements should be provided so that a easement document <br /> in favor of the City can be executed by the owner and recorded. <br /> 7. Subdivision without Platting. The City can waive the requirement for <br /> a plat in this case if it is determined that the division meets the requirements of <br /> Section 1500.8 of the Code. If this is Torrens property, the County may require a plat <br /> even though the City is willing to waive the requirement. <br /> 8. Title. If the requirement of a plat is not waived, or if any easements are <br /> required, we must be provided with evidence of title to this property, either in the <br /> form of a copy of a reasonably current title insurance policy or a title opinion from <br /> the owner's attorney. <br /> 9. City Expenses.
