I like what they have done on East Hennepin. Tentative <br /> layout, like the one from Centex, most closely matches the possible layouts <br /> from the NW Quadrant Study. <br /> - Looks like they have done it before many times. Centex and Sherman are top <br /> teams. <br /> - No thru street. <br /> - Sherman seemed less creative (square streets, etc.) Combining housing and <br /> retail in the same space is interesting but could get rundown. <br /> - Too sterile. <br /> - -Too much work in low-income housing; concerned about quality. <br /> - Too many apartments (2) <br /> - Senior units should not all be rental units. Many older people want to own. <br /> - Too much retail <br /> 10 <br />
