NEW <br /> • Background • Task Force Committee Members <br /> • Resident Involvement • TeardoumAnfill Development Stud•Index <br /> • .Contact Information .Status Report <br /> • Boundary Man <br /> BACKGROUND. <br /> In April 1999,.Nlayor A- George Pradel established a task force to assist.the city in-recommending <br /> guidelines to protect existing.residential development from the encroachment of incompatible infill <br /> development and to allow for reasonable redevelopment and additions. The Task Force first convened <br /> with staff in late April 1999 and.conducted a series of eight meetings over the subsequent five months. <br /> Construction'of new homes and additions represents a personal investment in the community and <br /> reinvestment in the.neighborhoods is important for continued ecgn. I . health and stability. As such, the <br /> recommendations of the teardown task:.force focus on guiding, not preventing;new development so that it <br /> is consistent with the existing development pattern of the neighborhood. <br /> To accomplish this the task force has identified six recommendations for•teardowns, new construction, <br /> and additions in an identified overlay. district. The proposed district boundaries generally follow those of <br /> the R1 B and R2 zoning districts.and include the areas that the Task Force'and.staff felt were most <br /> susceptible to teardowns: <br /> Additional detail on these recommendations is available in the full report. <br /> • Link Side Yard Setbacks to Lot-Width . <br /> Currently in the zoning code.a total combined setback of 16 feet'for the two side yards with each <br /> side yard a minimum of six feet is.required for.R1 B and R2 districts. The task force is <br /> recommending that the side yard setback requirements become'linked to the width of the lot by <br /> requiring the combined side:yard setbacks to be a percentage of the lot width.measured at the <br /> building setback. Currently the task force is recommending a 32%o setback for lots 50-69 feet-with <br /> no single.side yard setback less than 6 feet and 28% for lots 70:feet and up.with no single side yard <br /> setback less than 8 feet. This type of regulation is designed to limit the horizontal bulk of structures <br /> on oversized lots and to preserve open space between structures. <br /> • Adiu=nt Yard Setbacks <br /> Currently the zoning code requires a_30 foot front yard setback in the R1 B district and a 25 foot <br /> front yard setback in the R2 district. Many of the homes in the identified area were constructed prior <br /> to these:regulations with setbacks ranging from 1.0-15 feet.
