This would be.applied by requiring the <br /> average lot width of the block face to be.used when determining the required lot width of <br /> resubdivided lots: <br /> • Establish a.Floor Area Ratio and a Front Elevation Ratio <br /> Floor area ratio is the total square:footage of the building divided by the total square.footage of the <br /> lot. The front elevation ratio.is the area of the front elevation divided by the maximum building <br /> height allowed in the zoning district times the lot width. The task force is recommending to <br /> establish floor area requirements to control the maximum square footage that could be obtained on a <br /> -lot by establishing a relationship between the size.of the home.and the size of the lot and to use . <br /> front elevation requirements to limit visual bulk from the right'of-way. By'using'a combination of <br /> these,flexibility and creativity in design can be encouraged. One note on this is that since properties <br /> in the local historic district are already subject to design review through the Historic Sites <br /> Commission, the task force is recommending that this area be exempt from the FER regulation.- <br /> Also noted in the report is.that the task force has forwarded two proposals for this recommendation. <br /> • Encourage Rear-Loading and/or Detached Garaees. <br /> In the six study areas identified for this study,approximately 73% of the homes had detached <br /> garages. In an effort to encourage preservation of this design characteristic,the task force has- <br /> recommended to.provide incentives to build detached garages and/or garages not visible from the <br /> public right-of-way-by offering a bonus to the Floor Area Ratio (FAR). Additionally it is <br /> recommended that the square footages of garages not visible from the public right of way be <br /> excluded from the.Floor Area Ratio calculation.. <br /> • Establish Driveway Placement Guidelines <br /> In:order-to'increase distance between driveways;the teardown task force has recommended that . <br /> driveways be placed a minimum of 1 foot.from the property.line. <br /> [Return to ton ofnage] <br /> RESIDENT INVOLVEMENT. <br /> Public participation is critical to the success of this planning project.
