The <br /> "Comparative Zoning Summary" below provides a.summary of our findings. <br /> [Return to ton ofnage]_ <br /> COMPARATIVE ZONING SUMMARY <br /> This section provides a brief analysis of how Naperville's residential bulk regulations for the R2 and RIB <br /> Zoning Districts (primarily those areas impacted by.the teardown.phenomenon)compare against standards <br /> utilized by other communities. This section focuses on traditional bulk regulations related to lot size, lot.. . <br /> width, floor area, and setbacks. A summary matrix of this information has been.prepared and is <br /> included in this report. . , <br /> Lot Size. <br /> Napery'Ile's minimum lot size requirements are generally consistent with the lot size requirements <br /> contained in other municipalities' zoning ordinances, although few comparative examples could be found <br /> for the R2 Single-Family and Low Density Multiple-Family.District. <br /> Lot Width <br /> The minimum lot width requirement of 50 feet for the R2 district is generally consistent with other <br /> communities surveyed, although two of the five communities surveyed required lot widths of 80 feet. The <br /> lot width requirement of 50 feet in the RIB district is lower than the standards utilized by most of the <br /> communities surveyed, which generally range between 60 and 75 feet. <br /> Maximum Building�Height/BuiIding Stories <br /> The maximum building heights.(40 feet or 3 stories in the R2 district and 35 feet or 2.5 stories in the RIB <br /> district) contained in Naperville's Zoning Ordinance are generally consistent with the standards contained <br /> in other municipalities' ordinances. However, seven of the communities surveyed were more restrictive in <br /> controlling building height and allowed buildings to a maximum height between 25 and 30 feet. <br />
