Planning Commission Meeting Minutes <br /> September 16, 2003 <br /> Page 12 <br /> 1 Mr. Hunt clarified that the urban townhomes and flats would be 1.7 per unit with 2/3 located <br /> 2 underground. He stated that the future side by side's would have a 2-car garage with space <br /> 3 behind garage. <br /> 4 <br /> 5 Commissioner Hanson asked for clarification of the parking provisions for the `for sale' flats. <br /> 6 Mr. Hunt explained that each unit would be provided one underground space and one above <br /> 7 ground space. <br /> 8 <br /> 9 Commissioner Hanson asked what the price range would be for housing. Mr. Hunt clarified that <br /> 10 it would be between $160,000 - $400,000. <br /> 11 <br /> 12 Vice Chair Stille asked Mr. Lindberg to clarify the retail parking allotment. He encouraged them <br /> 13 to maximize the efficiency of the site and suggested that they drop from 5 spaces per to 4.5 <br /> 14 spaces per, which would provide more space that could be put to better use. Mr. Lindberg noted <br /> 15 that the deferred parking approach is popular throughout the metro area and that the developer is <br /> 16 presently working with a tenant whose preference is to be closer to the 5 spaces per thousand. <br /> 17 He stated that they would prefer having a competitive parking situation for adjoining retailers. <br /> 18 <br /> 19 Mr. Doran clarified that the parking ratios for the main street buildings also approximates 5 per <br /> 20 thousand, which also includes public street parking. He stated that they are hopeful that the <br /> 21 major component is restaurants that would generate additional parking and reviewed with the <br /> 22 Commission. He stated that they have entered into a contract to purchase the Cub Foods <br /> 23 building and that they plan to conform its architecture to the rest of the development. <br /> 24 <br /> 25 Commissioner Hanson noted that the Equinox Apartment complex is located along the frontage <br /> 26 and asked if the developers have had any discussions with the owners regarding landscaping. <br /> 27 Mr. Pratt agreed that the landscaping for this complex would provide continuum of the <br /> 28 landscaping along the common edge of 39`}'. He stated that Mark Moorhouse (Dominiun) did <br /> 29 speak with the owners of the Equinox complex adding that it is their plan to continue to maintain <br /> 30 ownership of the building. <br /> 31 <br /> 32 Commissioner Hanson asked Mr. Shardlow at what point in the project would the sign plan be <br /> 33 presented. He expressed concerns stating that they want cohesiveness and asked how it would <br /> 34 be decided. Mr. Shardlow stated that location of the signage has been identified on the design <br /> 35 guides and that they could include, as a condition of approval, a review of the final sign location <br /> 36 and design. <br /> 37 <br /> 38 Commissioner Hanson asked for clarification on the lighting. Mr. Shardlow stated that the <br /> 39 lighting would be finalized before construction begins. He stated that they have not made <br /> 40 decisions regarding the specific fixtures yet noting that the fixtures would be a common family <br /> 41 of lights throughout the development. <br /> 42 <br /> 43 Commissioner Hanson asked if the City of St. Anthony allows guns to be sold within city limits. <br /> 44 Chair Melsha clarified that they do not allow gun sales within the city limits. <br /> 45 <br />
