City Attorney equal to the City's estimated costs of improvements and all fees to be <br /> paid by the subdivider. <br /> 1500.8 Subdivision Without Platting. The Council may waive compliance with the <br /> platting requirements of this Section and approve subdivision by conveyance of <br /> land by adoption of a resolution to that effect based,upon findings by the Council <br /> that: (1) compliance with the platting requirements would create an unnecessary <br /> hardship or expense because of the nature of the subdivision, and (2) failure to <br /> require the filing of a plat does not interfere with the purposes of this Section. The <br /> Council may consider the.number of parcels resulting from the subdivision, the <br /> complexity of the legal descriptions, the necessity for dedication of streets or <br /> drainage and utility casements, and the probability of future subdivision of the <br /> parcels. <br /> 1500.9 Building Permit. No building permit will be issued for the construction of <br /> any building, structure or improvement on any land required to be subdivided by <br /> this Chapter until all requirements of this Chapter have been fully complied with. <br /> 1500.10 Conveyance by Metes and Bounds Forbidden. No conveyance by metes and <br /> bounds may be made or recorded if the parcel described in the conveyance is less <br /> than 2-1/2 acres in area or 150 feet in width, unless such parcel was a separate parcel <br /> of record on August 22, 1973. <br /> 1500.11 Variances. The Council may authorize a variance from these regulations <br /> Y g <br /> when, in its opinion, undue hardship may result from strict compliance. Any <br /> application for a variance will be dealt with in the same manner as is provided in <br /> Section 1670.06 relating to zoning variances. <br /> 15-6 <br />
