Page,2 <br /> These spaces need to be at least 9'x19', Section 1650.05, Subd. 1 a On-Site Parkin • <br /> ( � O, _ and <br /> the drawing indicates the spaces are 18' long and no width indicated. <br /> Also, I will need to know the amount of parking that is available in the underground <br /> parking area, the number of resident rooms/apartments and the number of employees on <br /> the largest shift for both facilities. This information is required so that I may provide it to <br /> the Planning Commission in a staff report. <br /> Parking on the Setback. Just so that you are aware, the Ordinance does not allow for <br /> parking within a 20 foot setback from the property line, (Section 1650.05, Subd. 2, (b)) <br /> Prohibited On-Site Parkinel. On the Proposed Property Division plan, it looks as if <br /> proposed parking will be in the setback off of the Foss Road side. In reviewing the <br /> parking plan submitted on Friday, March 8, I find that the 20 foot setback is observed. <br /> Illegal Drive OpenipZ. As with parking on the.setback, the Proposed Property Division <br /> plan shows an opening to Foss Road that appears to be 45 feet wide. Again, in reviewing <br /> the parking plan submitted, the drive opening appears to be approximately 28 feet wide as <br /> is required by the City Ordinance, (Section 1650.06, Curb Cuts.). <br /> As you are also aware, the proposed location of the pavilion may possibly be an issue <br /> because of front yard setback requirements of the City Ordinance. <br /> In summary, there are three and possibly four issues that will v • <br /> rY p y have to be addressed either <br /> by revising the plans of the proposed addition or by variances. As Larry and I have <br /> indicated to you at a meeting in February, variances will not be easy to get.
