Planning Commission Representative to the Council: George Thompson <br /> II. Public Hearing: Lot Area Variance Request - Janice Kahn. The Planning <br /> Commission voted to recommend approval of Ms. Kahn's request, basing their <br /> recommendation on the hardship created when the property was subdivided, leaving <br /> this corner lot unbuildable due to inadequate square footage. <br /> III. Concept Reviews: <br /> 1. Lot Width Variance Request, John and Liesha Ingdal. Mr. and Mrs. Ingdal <br /> presented their request for a lot width variance for 3613 Edward Street. The <br /> lots in this neighborhood were originally platted 45-60 feet wide. They <br /> would like to purchase this vacant lot and build a home but these plans are <br /> contingent upon approval of their variance request. <br /> 2. Conditional Use Permit and Front Yard Variance Request -- Exhaust Pros. <br /> Mr. Phil Rosar presented plans to expand his current business at 4000 Silver <br /> Lake Road. He will contact Staff to apply for a conditional use permit and <br /> have the public hearings at the July Planning Commission meeting. <br /> 3. Conditional Use Permit and Construction plans for Lot 4, Apache Plaza. <br /> The architect presented the construction proposal for the Planning <br /> Commission's review. Commissioner Franzese wanted it on the record how <br /> disappointed she is that OPUS didn't work harder to attract a bagel shop or <br /> nice restaurant to Lot 4. She also stated that she couldn't understand why <br /> the City would allow the construction of another gas station on Silver Lake <br /> Road. <br /> 4. Sign Variance -- Great Clips. Bob Gruber, Jr. of Scenic Signs presented a <br /> proposal to place a small sign on the West elevation of the Video Update <br /> building (back of the building facing Cub Foods). When asked if Video <br /> Update and Ames Photo Finishing would also ask for signs on this side, he <br /> • indicated that that is a definite possibility. The tenants of that building <br /> would like exposure on the Cub side. <br />
