Building mass is limited <br /> by lot coverage (25%) and height maximum (30 feet). Does not <br /> have a design review board; staff said, "hope they never do, but it <br /> has been discussed from time to time." <br /> White Bear Lake Does not use FAR. They use setbacks and 30%impervious surface <br /> limit in the city's shoreland districts to limit mass. The maximum <br /> for garage is 1000 square feet or the footprint of the house, which <br /> ever is smaller. They do not have a design review board. <br /> Arden Hills FAR is R-1 and R-2 is 30%. If the garage is attached, this is <br /> included. If it is detached, it is not included and is classified as an <br /> accessory structure. Accessory structures are limited to a total of <br /> 728 square feet. Attached garages are considered a part of the <br /> principal structure. They do not have a design review board. <br /> Richfield Does not use FAR calculations for residential districts, but instead <br /> uses maximum height(25 feet) and maximum lot coverage (35%) <br /> limits. Does not have a design review board. Their staff conducts <br /> design guidelines and Planning Commission reviews/modifies. But <br /> in staff s opinion, there is not very strong/clear/tight design <br /> guidelines in any city codes or adopted policies/documents and so <br /> they are limited in how much they can demand. <br /> St. Louis Park In R-1 and R-2, height(30 feet) and ground floor area (.30) are <br /> limited, with attached garages included in this. The ground floor <br /> area is considered the building footprint. They also include <br /> detached garages that are over 12 feet in height to the midpoint of <br /> the gable; the total area of detached garages and other accessory <br /> buildings are limited to 800 square feet and no more than 25% of <br /> the rear yard area. No design review board; staff oversees design <br /> factors and the CC can appeal. <br /> Roseville R-1 FAR is .3 and in R-2 it is .4. Also have a maximum <br /> impervious surface coverage of.30. All structures are counted <br /> detached, attached, sidewalk, driveway, etc. As for maximum size <br /> on a garage it vanes depending on factors - lot size, size of <br /> principal structure, rear yard area, and existing versus proposed <br /> accessory structures (attached and detached)---see code attached. <br /> Roseville has a design review board. It is referred to as the <br /> Development Review Committee. <br />
