17
• MEMORANDUM
DATE: 08/12/03 MEETING DATE: 08/19/03
TO: Planning Commission Members
FROM: Susan M.H. Hall, Assistant City Manager
SUBJECT: St. Anthony Shopping Center Sign Amendment
Requested Action:
St. Anthony Shopping Center, LLC, is requesting to amend its comprehensive sign plan.
August 19 is the public hearing for said request.
Background:
St. Anthony Shopping Center has recently signed leases with two tenants that have
regional and national scope: Bumper to Bumper and Subway. In both cases, these
tenants have developed a logo with uniform signage to promote their stores and gain-
recognition. According the petitioner, the current comprehensive sign plan does not
provide sufficient flexibility of sign design to accommodate regional and national tenants
that have distinctive and uniform signage for all their locations. For this reason, the
petitioner is requesting an amendment to the St. Anthony Shopping Center's
comprehensive sign plan to allow for logo signs which deviates from what is currently
® allowed. The petitioner has stated this will help to facilitate these and future regional and
national tenants.
The petitioner has outlined criteria for the "distinctive and uniform signage" (see
attached). The amendment language specifies the following:
1) The signage is substantial conformance with Tenant's internal sign criteria and
specifications.
2) The total width of the sign shall not exceed 80 percent of the Tenant's storefront
width.
3) The sign height shall be a minimum of 16 inches and maximum or 40 inches.
4) Sign color or colors are those found on .typical retail signage in the
Minneapolis/St. Paul area.
5) Tenant submits two drawings for Lessor's written approval prior to fabrication of
signs.
6) Lessor approves Tenant's sign contractor.
With the above amendment request, the petitioner has also attached sign plans for
Subway and Bumper to Bumper for review.
Staff Recommendation:
Recognizing the marketplace with logo signs and the need for store recognition, staff
recommends approval of the comprehensive sign plan amendment for the St. Anthony
Shopping Center.
• Attachment:
• Application for Comprehensive Sign Plan Amendment
