PENNEV S, SIGN .VARIANCE <br /> REQUEST <br /> The issue at hand is consideration of a request for a sign variance from <br /> Universal Sign Company, 1033 Thomas Avenue, St. Paul, for two (2) 517" <br /> X 20 ' "J C Penney" signs to be mounted on the existing Apache Plaza <br /> Shopping Center freestanding sign located on Silver Lake Road. Said <br /> signs are proposed to be located below the existing Apache Plaza <br /> lettering and above the two (2) existing Herberger's 519" X 20 ' signs. <br /> The applicant stresses that competitive factors now require that J.C. <br /> Penney maximize its visibility to the marketplace, as its location <br /> provides limited signage and storefront visibility for northbound <br /> traffic along Silver Lake Road. The applicant also stresses that J.C. <br /> Penney, although in the same zoning classification as the other retail <br /> areas of St. Anthony, has an unique regional focus, thereby requiring <br /> additional visibility. <br /> In a letter dated May 26, 1987 (copy included) , the applicant agrees to <br /> not erect additional tenant signs on the Apache Plaza pylon sign on <br /> Silver Lake Road during the term of the Herberger's lease. Currently, <br /> Herberger's is under lease at Apache Plaza. The current request for the <br /> sign variance is contradictory to the referenced letter. <br /> The three conditions are met in this sign variance. I recommend <br /> approval, of the requested sign variance. <br />
