Proposed Site Plan acknowledging all existing setbacks for parking and building.
2. Proposed site plan with 10' variance depicting a variance request for changing the
• parking setback from 20' to 10' on the southern portion of the-east property line
abutting the undeveloped residential comer lot.
3. An image sketch of the Silver Lake Road view of the proposed facility.
As indicated in our earlier meeting, this would be an informal request of the Planning
Commission at the February 16 meeting to determine their feelings about this variance.
This change would generate four additional and better accessed parking spaces. It would
also locate the trash enclosure further north, away from 39th Avenue and behind or east of
the new building. If the reaction is positive, we would seek a formal request at the March
meeting.
The remaining 10' green area would be utilized to provide the required visual screening
through heavy landscaping and/or aesthetic fencing.
We appreciate, in advance, your presentation of,this request to the Commission. Please call
if you have any questions.
Since
,,rely,
Gary Vogel, Al
THE RUNYAN/VOGEL GROUP, INC.-
cc: Dr. Hellickson
Mark Murlowski
GV:SD
