REGULAR COUNCIL MEETING
J A 1 u U A R Y 1 -2 1 O C 3
PAGE 3

B. Planning Commission Meeting - December 15 , 1992

Commissioner Murphy was in attendance representing the
Planning Commission .

1 . Comprehensive Sign Plan - 3813 Stinson Boulevard ( Stop
'N' Shop )

Owners of the Stop ' N ' Shop, James Sarna and William Vogt ,
submitted a comprehensive sign plan for a strip mall they own
at 38th Avenue and Stinson Boulevard . This plan consists of
three elements : ( 1 ) wall signs , ( 2 ) replacement pylon sign ,
and ( 3) ground sign for a strip mall .

Some of these signs are already in place and were allowed to
stay until the new sign ordinance had received approval . This
ordinance defined what criteria must be met to be designated
as a "strip mall . " The Stop ' N' Shop station and the adjoining
businesses meet the criteria and the existing signage can now
be reconsidered under that category .

The submitted plan also includes a request for a reader board .
The City Manager stated his concerns with this reader board
noting that it could impact on the surrounding neighborhood
and traffic as it is very large .

Commissioner Murphy advised that the Planning Cormnission
viewed two sign types , B5 and B6 . Currently Mr . Sarna and Mr .
Vogt have a B8 type of sign which is 150 . 84 square feet at
their station at 33rd Avenue and Stinson Boulevard. The
Planning Commission did not have a rendering of a type B8 sign
at their meeting.

In the fall of 1991 a variance was granted to these owners for
a B5 type of sign at this location which was 208 . 7 square
feet , had four price signs , a smaller gasoline brand sign , a
strip mall identification sign and six feet of ground
clearance . tinder the new sign ordinance, the number of price
signs and price sign size is not a consideration as the new
total sign surface area allowed is 150 square feet .

The City Manager advised that the owners are requesting 200
square foot signage and he noted that a B5 would be 190 square
feet . They feel a B8 sign would be too small for the site
although it would be in conformance with the new sign
ordinance .
•
