Approve the request for a variance to locate a utility shed at 3839 Chandler Drive <br /> one foot from the rear property line. I have met with the owner, looked at the <br /> utility shed and walked the property looking for an alternate site that would be <br /> more appropriate. It appears that the property is configured in such a manner that <br /> he will need a variance no matter where the shed is located. Currently it is located <br /> at the loading dock site, which makes it more convenient and safe to load and <br /> unload the product. Moving the shed to another location will make it more <br /> difficult to move the product and more likely that a spill would occur. <br /> Mr. Teaman has already applied an epoxy on the inside floor of the shed so that <br /> any accidental spill or leakage will be contained inside the shed. He also installed a <br /> wooden lip at the door so that chemicals will not be leaked to the outside. He has <br /> stated that he will paint the exterior of the shed to match the existing building. <br /> I have spoken with the Assistant Fire Chief regarding the fire and hazardous spill <br /> dangers the shed might pose to the residence to the east of Myers Tire Supply. He <br /> stated that if the owner complies with some concerns he had, the shed is currently <br /> better situated should an incident occur. The fire vehicles have an easier access to <br /> the structure in case of fire or spillage because of its location on the loading dock . <br /> • They would also be better positioned to protect the neighboring residential <br /> structure from involvement at this location. <br />
