He noted that his father was builder and he <br /> 2 had helped his father build a.dozen homes. The value of the home would.be between <br /> 3 $180,000.00 and$200,000.00 and the foundation will contain 1,000 'square feet and there.will be <br /> 4 a three'car attached garage. <br /> 5 Chair Bergstrom questioned why a variance was necessary as the lot was already platted with an <br /> 6 existing structure and the proposed structure would meet all the setback requirements. <br /> 7 Ms. Moore-Sykes stated-this was required as the lot was non-conforming. <br /> 8 Commissioner Franzese noted that this currently is a non-conforming issue which is <br /> 9 grandfathered in as the home was built before 1976. Once the structure is removed, the lot will <br /> 10 not be in compliance with the ordinance. A variance is necessary for compliance. <br /> Commissioner Franzese asked when construction would begin. <br /> 12 Mr. Brama stated he had hoped to begin construction before frost but was unable. His current <br /> 13 home is for sale and he hopes to start construction before December 1, 1996 with completion in 4 <br /> 14 to 5 months. <br /> 15 Chair Bergstrom closed the public hearing at 7:20 P.M. <br /> 16 Motio n by Gondorchin, seconded by Delmonico,to recommend approval of a lot width variance <br /> 17 request of 7 lineal feet for Thomas A. Brama, for the property located at 3216 - 32nd Avenue <br /> 18 N.E. as it meets the variance criteria as follows: <br /> 19 1. The hardship is not created by the owner as the lot was platted before the city codified <br /> 20 lots and represented housing standards of that era. <br /> 21 2. The situations are unique to this individual and property. <br /> 22 3. The variance, if approved would not alter the essential character of the neighborhood and <br /> 23 is in the spirit with redevelopment of the City of SK Anthony <br /> 24 4. No opposition was expressed to the request. <br /> 25 Motion carried unanimously. <br /> 26 Chair Bergstrom-noted this issue will be considered at the November 26, 1996 City Council <br /> 27 meeting. <br /> 28 Commissioner Franzese asked Staff to clarify the necessity of the variance. Commissioner <br /> 29 Makowske noted this issue was addressed on page 1613, Section 1615.05 Subd. 2. <br /> 30 VIL OTHER BUSINESS. <br /> 31 A. Review of Proposed Amendment to the OPUS Sign Plan for CUB Foods Store. <br /> 32 This item was postponed as no representatives were present from OPUS or Universal <br /> 33 Signs. <br />
