Wirth Companies, for 4001 Stinson Boulevard, Lot Split Request. <br /> 2 Commissioner Makowske reported a public.hearing was held to consider a request submitted by <br /> 3 Mr. Tom Hanka of the Wirth Companies,to subdivide and replat Lot 1, Block 1, Beutz Addition, <br /> 4 a vacant lot to the southwest of Apache Medical Building. The applicant proposes to split Lot 1, <br /> 5 Block 1, Beutz Addition and join 74 feet to the Apache Medical Building parcel to provide <br /> 6 additional parking area. The remaining southernly 74 feet will be replatted to include the vacant <br /> . 7 parcel, Lot 2, Block 2, Apache Plaza,that adjoins it to the east. <br /> 8 Commissioner Makowske reported that this will bring Lot 1, Block 1, Beutz Addition into <br /> 9 compliance with Chapter 15, Subd. 4, (1), of the City's Ordinance, which states that all lots must <br /> 10 abut by their full frontage on a public street. The replatting of the vacant lot creates a lot that <br /> 11 meets the minimum lot size requirement under the same Chapter. This proposal will not affect <br /> 12 the existing easement on the property. <br /> 13 Commissioner Makowske reported that after brief review the Planning Commission had no <br /> 14 objection to the proposal and found bringing this lot into conformance desirable. The <br /> 15 Commission voted unanimously to recommend approval of the subdivision/replat of Lot 1, <br /> 16 Block 1, Beutz Addition. <br /> 17' Cavanaugh asked if Wirth Companies owned all the land. He also questioned the use of the <br /> 18 "finger" shape piece of land. <br /> 19 Mr. Tom Hanka, Wirth Companies, explained that the purpose of this project is to provide more <br /> 20 area for Lot 2, Block 2, and make it a developable lot. The "finger" shape piece of land is <br /> 21 currently an easement and will remain as such. <br /> 22 Marks asked if the Council was approving a lot split. <br /> 23 City Attorney William Soth explained that this is a request for preliminary plat approval. Prior <br /> 24 to the development of this lot, a final plat will have to be approved and evidence of title will need <br /> 25 to be provided. <br /> '26, Mr. Hanka stated that the property is owned by Stinson Boulevard Corporation which is a <br /> 27 subsidiary of the Wirth Companies. This ownership can be transferred by means of a quick <br /> 28 claim deed. <br /> 29 Motion by Marks, second by Faust to approve the preliminary plat, subdivide and replat, of Lot <br /> 30 1, Block 2, Beutz Addition. <br /> 31 Motion carried unanimously. <br /> 32 2. Robodyne, for 2550 Highway 88, Conditional Use Permit. <br />
