Planning Commission Regular Meeting Minutes <br /> June 16, 1998 <br /> Page 6 <br /> 1 Commissioner Gondorchin noted that the creation of hazardous waste would violate the <br /> 2 conditional use which is being approved. <br /> 3 Mr. Warner noted the lease with Mr. Alvite will not commensurate until February 1, 1999 to <br /> 4 allow improvements to be made to the building, including a new roof and facade. He asked if the <br /> 5 Conditional Use Permit could become effective on February 1, 1999 or the date that Mr. Alvite <br /> 6 opens for business, whichever comes first. <br /> 7 Chair Bergstrom questioned the consequence of delays in construction. <br /> 8 Mr. Warner stated he was confident that there will be no delays. The papers are signed. <br /> 9 Chair Bergstrom amended Condition#4 of the motion to state, "The Conditional Use Permit will <br /> 10 expire five years from February 1, 1999 or five years from the date that Mr. Alvite opens for <br /> 11 business, whichever comes first." Commissioner Thompson agreed to the amendment. <br /> 12 Voting on the motion: Bergstrom, Gondorchin, Kaczor, Makowske,Thompson voted aye. Horst <br /> 13 abstained. <br /> 14 The motion carried. <br /> 15 VII. OTHER BUSINESS. <br /> 16 A. Concept Review. <br /> 17 1. Proposed Residential Garage Expansion. <br /> 18 Ms. Moore-Sykes reported this resident had been advised of the concept review process and <br /> 19 asked to provide copies of a drawing of the proposed project. The resident has not submitted <br /> 20 anything for review by the Planning Commission. <br /> 21 This item was kept on the agenda because the resident was informed when the Planning <br /> 22 Commission meeting was to be held. No one appeared at the meeting to address this request. <br /> 23 2. Proposed Residential Garage Reconstruction. <br /> 24 Ms.Moore-Sykes reported that Robert Jensen, 2908 Roosevelt Street NE, is proposing to <br /> 25 remodel his home, remove an existing breezeway, and construct a new double-car garage. The <br /> 26 garage will be setback on the property and the driveway will be extended to that point. This will <br /> 27 require a lot coverage variance of 82 square feet for the driveway and the garage. The proposal <br /> 28 will also require a garage setback permit. <br /> 29 Chair Bergstrom questioned the side setback requirements for a garage setback permit. He also <br /> 30 asked if a variance would be required for the principal structure. <br /> 31 Ms. Moore-Sykes noted that the principal structure will not require a variance. The garage <br /> 32 setback permit allows a sideyard setback of three feet and the proposed structure will have a five <br />
