This letter, in combination with my previous letter <br /> dated November 3 0, 2000 describes why we feel our situation is unique, and a variance is <br /> applicable. <br /> As mentioned in my previous letter and presentation, our project is not typical of a single <br /> user retail building. It is neither as large as more common single user retail buildings <br /> such as Target, Cub Foods, Home Depot and that are allowed larger sign areas, nor is it <br /> as small as fast food restaurants, banks and other single purpose users where a smaller <br /> sign area is in scale with their development. <br /> Further, because of the fact that our development has only one tenant, the code does not <br /> allow for the 150 square feet of monument sign that a typical 14,500 square foot strip <br /> center would be allowed. As mentioned before, we have tried to design a complete <br /> signage plan that encompasses a small percentage of the building area, and is in scale <br /> with the.overall development. <br /> I believe some additional site characteristics that were revealed in conversation with the <br /> adjacent neighbors after our last Planning Commission,meeting, and further uncovered as <br /> we looked into the issue of the bus shelter after our most recent Council meeting, have a <br /> lot of merit and are worthy of other consideration. <br /> 1. Because of the existing trees on the railroad land north of our site, the store is not <br /> visible to southbound traffic until the cars are past the entrance from Silver Lake <br /> Road.
