2. Because of the existing homes to the south of the site, the store is not visible to <br /> northbound traffic until the intersection of Silver Lake Road and 370'Avenue. <br /> 3. The existing topography of the site dictates that the store will be at an elevation <br /> that is 6-8 feet lower than Sivler Lake Road. This further reduces the visibility of <br /> the store. <br /> 4. The Metro Transit Authority would like to rebuild the bus stop shelter along <br /> Silver Lake Road that was removed when the reconstruction of the road was <br /> commenced. The former location of the shelter encroaches on the site and <br /> obstructs visibility of the monument sign. <br /> A slightly larger sign would serve to alleviate some of the visibility constraints brought <br /> about by the unique characteristics of the site. It would not be detrimental to the public <br /> welfare nor would it reduce property values at other properties in the neighborhood. <br /> Because of the importance of project identity, and the existence of several unique site <br /> characteristics, we are requesting that the Planning Commission and City Council use <br /> their discretion and approve our petition for signage variance.
