INC. 651 702 9364 P. 02
t CASTLE INSPECTION SERVICE
,ee» _..CASMP-COhtPAA11Es1Nc,-2440 UNwooDCoURr-Mn- c wpgg-,W
January 18, 2001- _
Mr. Carlos Baldovinos, c/o
Earl Weikle& Sons
2514 24th Avenue South
Mpls., MN 55406
Plan Review Comments based on the 1998 Minnesota State Building Code
Project Name: Fitness Crossroad Architect: Dave Kerwen, #20249
Project Number: n/a Engineer: n/a
Address: 2912 Pentagon Dr. Contractor: Earl Weikle& Sons
Occupancy Classification: A-3 Construction Type: II-N
The items listed in this report are not intended to be a complete listing of all possible code requirements, nor does this
report relieve the contractor from the responsibility of compliance with all applicable State and local codes and
ordinances.
1. I am allowing the existing concrete block wall at the north side of the space to be used as a 2.hour area separation
wall. The wall at the south side of the space is of frame construction in some areas, filled in below the existing
column/beanl line. This wall cannot be of combustible construction in a type II building. It also must either be a
rated occupancy or area separation with protected openings, or the entire adjacent space will need to considered as
a part of the fitness center. Please advise how you wish to handle this.
2. Note that i am classifying the type of construction as II-N as opposed to your submittal of 1I-1 Hour. With 2 hour
area walls, this space alone will meet the area requirements of UBC Chapter 5. If you choose to include the
adjacent space to the south as part of this project, either now or in the.future, you will need to provide your
calculations for compliance with the applicable allowable area requirements. If you intending to provide 1 hour
protection of all structural members, or use the fire sprinklers as a substitution for same, please advise.
3. Your request to defer the submittal of the HVAC plans is approved, however keep in mind the plans must be
designed and signed by a Minnesota registered engineer. They must also include a structural engineer's signature if
rooftop equipment is involved.
4: Also plans for plumbing installations must be submitted to the Minnesota Department of Health for their review:
and approval prior.to issuance of a plumbing permit by the City of St. Anthony.
5. Please provide your calculations for the required number of plumbing fixtures based on the requirements of UBC
Appendix Chapter 29. By my calculations you are a couple of fixtures short.
6. Occupant load signs must be posted near the main exits for the child care room and the main exercise area per
UBC Sect 1007.2.6. Since you did not provide the occupant loads, I have calculated them as 25 and 176
respectively.
7. The rear exit door must also be equipped with compliant panic hardware,
8. All doors shall comply with MSBC Chapter 1341, handicap accessibility, with regard to clearance, opening width,
hardware thresholds, etc,
Purms:651-731-7881 Fnm 651-702-9364
