He reviewed the locations with the Commission noting that he has a five-foot setback on <br /> 3 right and a buffer with a 10-foot setback on left, which is the minimum setback required. He <br /> 4 noted that the home itself would be 35 feet wide. <br /> 5 <br /> 6 Chair Stromgren asked if they meet the lot coverage requirement for impervious surface. Mr. <br /> 7 Lovelette stated that he ended up with approximately 500 feet less than the maximum allowed <br /> 8 and reviewed with the Commission noting that he does meet the requirements for impervious <br /> 9 surface. <br /> 10 <br /> 11 Mr. Lovelette reviewed the location of the sidewalks that would be installed off the driveway <br /> 12 with the Commission. He provided the Commission with an overview of the interior design for <br /> 13 . all levels of the home. He indicated that there would be an internal fireplace located in the <br /> 14 family room and also in the Master Bedroom and reviewed the design with the Commission. He <br /> 15 reviewed the upstairs level design with the Commission noting that the floor plan provides the <br /> 16 option for up to four bedrooms. He indicated that one of the bedroom areas would continue to be <br /> 17 a loft area and reviewed the layout with the Commission. <br /> 18 <br /> 19 Chair Stromgren asked Mr. Lovelette if he knew the vintage of the surrounding homes. Mr. <br /> 20 Lovelette explained that he recently met the neighbor to the right noting that he has lived in the <br /> 21 neighborhood for approximately 35 years. He stated that the home he purchased was one of the <br /> 22 first homes built on the block and was built in 1925. Commissioner Tillman noted that the <br /> 23 home has a 40's or 50's style appearance. <br /> 24 <br /> 25 Chair Stromgren asked if any of the neighbors have indicated that they are not in favor of the <br /> 26 construction of this home. Mr. Lovelette stated that he has only met the neighbor to his right and <br /> 27 that he has indicated to him that he does not have any problems with the proposed structure. He <br /> 28 reviewed the condition of the current structure noting that the neighbor welcomes the work and <br /> 29 agrees that it would enhance the neighborhood. He stated he has not yet met his neighbor to the <br /> 30 left noting that he does intend to review the proposal with them soon. <br /> 31 <br /> 32 Commissioner Jensen agreed that there is a need for the change stating that his only concern was <br /> 33 wit the spacing between the two lots. He stated that there is not much room noting that they have <br /> 34 laid out the design well enough to accommodate. Mr. Lovelette noted that the rear yard would be <br /> 35 larger than any yard he has had in the past noting that it is a fairly decent size yard. He noted that <br /> 36 with the capacity of the house and the dimensions of the property, 50-feet x 175-feet, it could not <br /> 37 be changed to any other layout. He stated that he did discuss the layout and dimensions with City <br /> 38 Staff and made the required changes to the square footage to match the ratio. He acknowledged <br /> 39 that he does not have a severe hardship noting that what he is proposing is based on the total <br /> 40 design of the house. <br /> 41 <br /> 42 Mr. Lovelette reviewed the materials planned for the home with the Commission noting that it he <br /> 43 plans to use the craftsman style prairie look.
