Planning Commission Meeting Minutes <br /> June 15, 2004 <br /> Page 7 <br /> 1 <br /> 2 Commissioner Tillman asked the Mr. Clark for his feedback regarding the size of the signs. He <br /> 3 stated that the sign is getting a bit large adding that due to the location the size would definitely <br /> 4 make it more visible. He stated that the landscaping would really make the area look great. <br /> 5 <br /> 6 Commissioner Tillman asked if the smaller of the two signs would work the best. Mr. Clark <br /> 7 stated that the smaller of the two signs would work the best for that area noting that it would be <br /> 8 very visible. <br /> 9 <br /> 10 Commissioner Jensen asked who would do the landscaping. Ms. Hall stated that the Public <br /> 11 Works Department would probably be involved in addition to possibly a gardening group in the <br /> 12 area. <br /> 13 <br /> 14 8.3 Silver Lake Village, LLC, Silver Lane to the north; Silver Lake Road to the east, <br /> 15 Line Railroad Right-of-Way to the south; and Stinson Boulevard to the west; Amend <br /> 16 Planned Unit Development(PUD)to include Taco Bell Parcel <br /> 17 <br /> 18 Miles Lindberg, Architect, stated that he is currently working with the tenants on this particular <br /> 19 parcel. He stated that the parcel should be brought into the current PUD. He stated that the <br /> 20 parcel has been under the same ownership but was not included as part of the original PUD. He <br /> 21 explained that they are moving forward with an approved plan and have an opportunity to <br /> 22 enhance this site. He further explained that the current tenant, Taco Bell, is on a month-to- <br /> 23 month lease and that they are currently working to place a longer-term prospect into that area. <br /> 24 He referenced the site plan stating that they are looking to improve the access to and from the site <br /> 25 and reviewed the access points with the Commission. He stated that currently access into Taco <br /> 26 Bell is off the main drive and intersects with Silver Lake Road. He explained that they would <br /> 27 like to relocate the access point to the west side of the parcel and reviewed with the Commission. <br /> 28 <br /> 29 <br /> 30 Commissioner Jensen asked if the parcel is directly east of Wal-Mart. Mr. Lindberg confirmed <br /> 31 stating that the access would be through the Wal-Mart parking lot in addition to a three-quarter <br /> 32 access point to the south of the current Tires Plus site. Chair Stromgren noted that the access <br /> 33 points shown on the site plan show a turn-off onto Silver Lake Road and asked if this access <br /> 34 point is part of the existing site. Mr. Lindberg confirmed that it is. <br /> 35 <br /> 36 Vice Chair Hanson asked if McDonalds would be a part of the plan at Wal-Mart. Mr. Lindberg <br /> 37 clarified that McDonalds is not part of the plan. <br /> 38 <br /> 39 Perry Thorvig, City Planning Consultant with DSU, indicated that the curb cutoff at Silver Lake <br /> 40 Road,by the Taco Bell, would-be removed adding that a Wendy's Restaurant would replace <br /> 41 what is currently on the site. He stated that the change would allow better use of the parking lot <br /> 42 area and reviewed with the Commission. He stated that they also have a proposal coming for an <br /> 43 Applebee's Restaurant noting that they would also share the parking area. He explained that this <br /> 44 is all part of the same PUD and reviewed with the Commission. <br /> 45 <br />
