REGULAR COUNCIL MEETING
APRIL 13 , 1993
PAGE 7

The City Manager responded that the costs have not been
determined as the designs are not done.

The City Manager stated he will be meeting in the near
future with representatives of Super Valu and of Apache
Plaza. It is felt that the CUB store will open in June,
1994 .

Some members of the Council expressed their concerns with
the delays involved with the CUB project .

The Mayor requested that the City Manager include the
issue of the CUB store project on the agenda of the April
27th City Council meeting. He wants this on record so if
the project is not developed the City Council will bear
no blame. He also requested that a representative of
Super Valu be in attendance at this meeting to address
the concerns expressed.

The City Manager felt some of the delay is due to the
need to draft many documents , relocate tenants already in
Apache Plaza and complete the numerous plans required by
this project .

Some members of the Council also noted there have been
some comments in the community which reflect doubt that
this project will materialize. It is a highly visible
project .

C. Unocal Service Station

Steven Berndt , legal counsel for the owners of St . Anthony
Unocal , was present at the Council Meeting to discuss his
clients ' concern regarding the development plan for the south
end of the City. His clients own two parcels. On one of these
parcels the service station is located. It has been understood
that access to the service station off of 27th Avenue is being
closed. Presently, there are three access areas on 27th
Avenue.

Roger Bona, the owner of the service station , has hired a
planner. He indicated his willingness to discuss his plans for
his property with staff . He did advise he feels he needs
access to 27th Avenue to effectively operate his business .

•
